Garage Doors in Burlington, OntarioBalanced doorslive longer.

A door that drifts down or springs up when you release the opener is out of balance, and the opener is carrying weight it was never meant to. We set the springs so the door rests where you leave it, sparing every other part.

From the shop

Safe for everyone who walks under it.

Our rule is simple: repair what is worth repairing, and say plainly when it is not. A dented panel on a sound door is worth replacing. A door with rusted-through sections, cracked stiles and an opener from another era is usually not.

Where to start

The opener is the part people notice, but the door does the heavy lifting. We keep both healthy: motor and logic board on one side, springs, cables and balance on the other, so neither one is fighting the other.

Repairs

Repair & Maintenance

A door in good repair is quiet, closes flat against the floor and stays put wherever you stop it. When one of those three things changes, this is the category to look through for the likely cause and the fix.

Springs

Springs & Hardware

Torsion hardware is a small kit of parts that must agree with each other: spring, shaft, drums, cables, bearing plates and centre bracket. When one is replaced we check the rest, because a new spring on a worn drum does not last.

  1. Steel and nylon garage-door rollers with long stems lie beside a detached hinge on a workbench. — Garage Door Roller Replacement, Burlington
Garage Door Roller ReplacementSince the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.
  2. Gloved hands holding two metal garage-door hinges side by side, one discolored with a visible crack and the other bright silver. — Garage Door Hinge Replacement, Burlington
Garage Door Hinge ReplacementThe car nudged the door on the way in. There is a dent low on one end, and above it the hinge that carries the roller is bent so the panel edges rub together and squeal as the door lifts.
  3. Gloved hands holding a vertical garage-door track and a wrench at its mounting bracket beside a door hinge. — Garage Door Track Repair or Replacement, Burlington
Garage Door Track Repair or ReplacementYou bought the house with a door that sticks near the top of its travel. The vertical track was screwed tight against the jamb, so the door drags along its stop moulding on every trip instead of swinging clear.
  4. Two coiled steel cables with loop and stop ends on a workbench. — Garage Door Cable Replacement, Burlington
Garage Door Cable ReplacementYour older door has springs along the tracks, and one cable has slipped off its pulley and dangles slack. The door lifts crooked and needs a shoulder to close, when it used to glide.
  5. Detached black coil spring with metal end fittings on a workbench. — Torsion Spring Replacement, Burlington
Torsion Spring ReplacementOn a cold morning the remote does nothing useful: the light comes on, the motor turns briefly, the door stays shut. There may be a fresh crack in a rusty coil, and flakes of orange on the floor below the shaft.
  6. Two coiled extension springs with looped ends, two black pulleys and a loop of steel cable on a worn wooden workbench. — Extension Spring Replacement, Burlington
Extension Spring ReplacementIt is the first hard frost of the year and the door on the old detached garage has stopped halfway, squealing at one pulley. The springs are the ones that came with the door decades ago, orange with rust where they hang…
  7. A person stands beside a closed sectional door beneath its overhead spring assembly. — Garage Door Balance Adjustment, Burlington
Garage Door Balance AdjustmentOn cold mornings the door barely makes it up. The motor whines, the door crawls, and once or twice it has given up halfway.

Garage Door Panel Replacement

A stray ball went through one of the window panes in the top section. The glass is gone, the frame around it is cracked, and the steel beside the opening is pushed in, so the whole section is in question rather than one pane.

WhyHinges are numbered for their position on the door; the right one keeps the section aligned.

The rollers wobble in the track and the door shudders. The usual fix

WhyWorn bearings and stems let the roller wander; a new set tracks true.

Your car is inside and the door is stuck crooked across the opening. The usual fix

UsuallyOff-Track Garage Door Reset

WhyThe finish of an off-track reset matters as much as the re-seating.

UsuallyGarage Door Panel Replacement

WhyA sectional garage door is built from four or five horizontal sections joined by hinges, each riding on its own rollers in the tracks.

Every mild afternoon the snow melts off the car, runs to the door, and by morning the rubber strip along the bottom is frozen to the concrete. The usual fix

UsuallyGarage Door Bottom Seal Replacement

WhyThe bottom seal is one part of a weather line that runs all the way round the door.

How a visit goes

A brand-new section beside sections that have weathered ten summers will look brighter, and it is worth knowing that before the order goes in. Paint fades gradually on the existing sections, but the new one does not reliably converge with them, and a visible difference can remain for good.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.

    Tell us the symptom

Grinding, slow climbing, a door that reverses: the symptom points to the part. We take it down and plan the visit around it.

  2. 2 of 3

    Measure, do not guess

We measure the door's weight and the existing spring, test the opener's force settings and check sensor alignment before recommending anything.

  3. 3 of 3

    Finish and hand over

When the work is done, you see the door run, learn what was replaced and get a few pointers for keeping it in shape.

2021 census · what it means at the door

  • 47%Homes of every age

About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.

Streets with a mix of older and newer homes tend to show a mix of door styles too, from flush wood panels to raised-panel steel and carriage designs. When a replacement is chosen, it can either match the house's period or the neighbouring doors, and we help weigh both.

  • 50%

Single-detached houses make up about 50% of homes in Burlington (2021 Census).

A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.

How do I know whether the damage is only cosmetic?

Watch the door move. A cosmetic dent leaves the section flat at the joints, the door travelling without a catch, and the hinges and rollers seated normally. Signs that the damage goes further include a crease that reaches a joint or stile, a hinge screw that has pulled out, a roller sitting crooked in the track, a gap of daylight at a joint, or a shudder as that section reaches the track curve. Any of those calls for a proper assessment.

Why do bottom sections get damaged so often in winter?

Meltwater runs under the bottom seal during a thaw and freezes the door to the slab overnight. When the opener starts in the morning, it pulls on a door that is anchored at the bottom, and something yields: the section bows, a hinge tears from its stile or a cable jumps. Salt and slush thrown off the car then corrode the lower edge. Keeping the seal free of ice and rinsing salt away protects the new section.

Do the hinges and rollers get replaced at the same time?

Hinges and rollers that are bent, cracked or worn are replaced with the section, and the technician checks each one on the affected joints. Sound hinges can be transferred, always by their stamped number, since each position in the door uses a different offset. Rollers that have flat spots, wobbly stems or dried bearings are swapped, often for nylon rollers that run quietly. Fasteners are always new, driven into fresh holes in the new stiles.

Will the new spring look the same as the old one?

Not necessarily, and that is fine. The paint colour on the winding cone or coil is a code that identifies wire size and wind direction, and different suppliers use their own schemes, so a matched replacement can carry a different colour than the spring it replaces. What matters is that the wire size, diameter, length and wind direction suit the door's weight and height, which is confirmed by the balance test.

How should I clean the lenses?

Gently, with a soft dry or lightly damp cloth, the way you would clean eyeglasses. Never scrape a lens or use a solvent, since a scratched or clouded lens scatters the beam. Wipe both sensors, then check that the receiving light comes on steadily. If a lens frosts on cold mornings, give it a few minutes to clear or dry it with a cloth. A quarterly wipe keeps dust, cobwebs and salt film from building up.
