Garage Doors in Maple, OntarioHeavy door.Steady hands.

A residential garage door can weigh as much as two grown adults, and the springs above it are wound to carry exactly that load. Our technicians in Maple work with winding bars, clamps and stands, secure the door before touching tension, and run it through full cycles before they call the job finished.

2021 census · what it means at the door

  • 47%Homes of every age

About 47% of homes in Burlington were built in 1980 or earlier, according to the 2021 Census.

Where housing is mixed, so are garage sizes: single doors on older lots, double doors on infill and newer builds. Spring pairs, cable lengths and opener strength are all sized to the actual door, and we carry the range to cover whichever door is in front of us.

  • 50%

Single-detached houses make up about 50% of homes in Burlington (2021 Census).

In a neighbourhood with both detached and attached homes, some customers decide alone and others report to a board or property manager. We adapt the visit accordingly, giving a homeowner options at the door and a manager a written summary they can circulate.

Where to start

Homeowners in Maple can read below about the repairs we make most, the parts we replace, the opener and remote work we do, and how a new door is chosen and installed. Commercial customers will find rolling and sectional door service alongside the residential pages.

Installation & Upgrades

When the old door comes down, everything that carried it goes with it: the tracks, the springs, the cables and the rollers. A new door on old hardware is a compromise, and we do not install that way.

Insulated Steel Garage Door InstallationThe opener strains as the heavy older door starts upward, and manual movement feels uneven. A new insulated assembly calls for counterbalance hardware matched to its actual weight and a compatibility check for the…
  2. Closed glazed sectional door in a grey metal frame at a brick workshop. — Full-View Glass Garage Door Installation, Maple
Full-View Glass Garage Door InstallationYour renovation has given the house clean modern lines, but the old raised-panel garage door now looks out of place. You want broad glass panels and a slim dark frame to complete the exterior.
  3. Two people positioning a white garage-door panel and side track in an unfinished masonry garage. — New-Construction Garage Door Installation, Maple
New-Construction Garage Door InstallationFraming, siding, flooring and electrical crews are working from the same schedule. The garage door is ready for its place in that sequence once the opening, anchor points, floor height and power are confirmed.
  4. A person looks at a tall closed sectional door with broad panels, hinges and side tracks in a warehouse. — Commercial Sectional Door Repair, Maple
Commercial Sectional Door RepairEach opening cycle brings a metallic knock followed by a shudder through the horizontal track. The sound grows near the curve, where a worn roller and loose hinge allow the section to shift under load.
  5. A person examines a closed metal rolling door with narrow horizontal slats, side guides and an overhead hood in a warehouse. — Commercial Rolling Door Repair, Maple
Commercial Rolling Door RepairThe labelled rolling fire door still moves from its control, yet the release assembly and closing path were disturbed during nearby work. The facility needs the repair and return-to-service record handled as a fire-door…
  6. Vertical tracks extend above a closed garage door before curving near a high ceiling, while a person looks upward. — High-Lift Garage Door Conversion, Maple
High-Lift Garage Door ConversionStorage racks were planned near the ceiling, but the existing tracks and centre-mounted opener divide the only practical zone. The wall above the door appears tall enough to move the turning point upward.

Garage Door Safety Inspection

There is a new sound. Last week the door simply hummed up and down; now there is a bang at the top of travel and a scrape on the way back, and you have started standing well back while it moves.

Ask about a new garage door for your Maple home.

Our technicians treat a door in Maple as a system: springs, cables, drums, rollers, tracks, opener and sensors all affecting each other. A repair that ignores the neighbouring parts fails early, so we check the lot, fix what is worn, and tell you honestly what is fine and can wait.

  • We show, then tellWorn cables, tired springs and misaligned sensors are pointed out on the door itself, so the explanation makes sense.
  • Clean-up includedOld parts are removed, surfaces wiped and the floor swept before we consider the visit complete.
  • The right repair for your situationSome doors deserve a full refresh; others need one part. We help you weigh that against how long you plan to keep the door.

How a visit goes

A brand-new section beside sections that have weathered ten summers will look brighter, and it is worth knowing that before the order goes in. Paint fades gradually on the existing sections, but the new one does not reliably converge with them, and a visible difference can remain for good.

Drawing: a house seen from the street. The van pulls up, the garage door is opened for the work, then it closes level and the porch light comes on.
  1. 1 of 3

    Tell us the symptom

Grinding, slow climbing, a door that reverses: the symptom points to the part. We take it down and plan the visit around it.

  2. 2 of 3

    Measure, do not guess

We measure the door's weight and the existing spring, test the opener's force settings and check sensor alignment before recommending anything.

  3. 3 of 3

    Finish and hand over

When the work is done, you see the door run, learn what was replaced and get a few pointers for keeping it in shape.

Can I do these checks myself between visits?

The three owner checks, yes: the manual balance test from the closed position, the board test for contact reversal and the photo-eye test with a broom handle through the beam. Industry guidance recommends all three monthly. What stays with a technician is anything that involves loosening, winding or unhooking springs, cables, drums or bottom brackets, and any adjustment to the opener's force settings.

Should I lubricate the tracks?

No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. Wipe the tracks with a rag and put the lubricant where it belongs: on the hinge pins, the roller bearings, the spring coils and the bearing plates at the ends of the torsion shaft.

How long does a bottom seal last?

Several years is typical, with the range set by exposure. A door facing south or west, a threshold that is wet and salted all winter, and a seal that freezes to the floor a few times a season all shorten the life. A shaded door on a dry slab with a wipe of silicone each autumn can go much longer. The condition of the strip, rather than its age, is what to watch.

Can I replace just the one roller that looks bad?

One roller can be changed on its own, and sometimes that is the sensible stopgap after a wheel breaks. The better result comes from a full set, because the other wheels have done the same number of cycles and are close behind, and mixing new with old, or nylon with steel, leaves the door running unevenly and sounding different on each side. A matched set also lets the technician set every top fixture and check every hinge in one pass.

I added insulation and windows to the door. Does that affect the springs?

Yes, and it is one of the more common reasons a pair of springs is suddenly found wanting. Insulation panels, glazed sections, a wood overlay or a new steel skin all add weight the original springs were never chosen for, so the door grows heavy and the opener strains. When the springs are replaced, the door is weighed as it is now, and the new pair is rated for the door you actually have.
