Can I do these checks myself between visits?

The three owner checks, yes: the manual balance test from the closed position, the board test for contact reversal and the photo-eye test with a broom handle through the beam. Industry guidance recommends all three monthly. What stays with a technician is anything that involves loosening, winding or unhooking springs, cables, drums or bottom brackets, and any adjustment to the opener's force settings.

Should I lubricate the tracks?

No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. How long does a bottom seal last?

A door facing south or west, a threshold that is wet and salted all winter, and a seal that freezes to the floor a few times a season all shorten the life. A shaded door on a dry slab with a wipe of silicone each autumn can go much longer. The condition of the strip, rather than its age, is what to watch.

Can the seal be replaced in winter?

Yes. The technician keeps the lengths warm in the van until the moment they are fitted, because cold vinyl is stiff and can split at a fastener, and works with the door closed so the garage is not open to the weather for long. Jamb repairs can be done in the cold as well. Many households have it done in autumn or winter because that is when the gaps make themselves felt.
